Private cosy canal-side Annexe with own front door. The king-size bedroom has a good sized en-suite shower room, which includes fresh towels, hair dryer and an iron. There is a separate open-plan lounge/kitchen, which is fully equipped including a dishwasher. The lounge has a comfortable, electric feet-up lay back sofa, with a Smart TV. We ensure our guests have some fresh groceries upon arrival., including tea, coffee, milk, cereal, bread, etc for a simple breakfast.

It provides: - Fully equipped kitchen, with oven, hob, microwave, toaster, kettle, sink, fridge-freezer, cutlery, crockery and cooking utensils. - Dining/sitting room area with table, 2 chairs and large comfy sofa. - Beautifully tiled bathroom with shower - Gas central heating - Fully enclosed patio area with table and 2 chairs - Sofa bed for 3rd guest. £20 charge if required when only 2 guests.

The barn is approximately 215 years old and situated in an English cottage garden on the doorstep of Woburn Abbey with lots of gorgeous walks in the beautiful countryside. The Abbey entrance gate is 0.4 miles away, you can walk through the deer park & extensive grounds. A public footpath takes you to the Elephant house & beyond. We are on the route of the famous Greensand Ridge & boast a lovely local pub the "Rose & Crown", serving good British food.
