Starting from early 2017, Airbnb’s systems are automatically limiting entire home listings in Amsterdam to 60 nights per calendar year. The information below explains why we have implemented this measure, and how it will work.

Who's affected by these automated limits?

Only people who have listed an entire home in Amsterdam on Airbnb will be limited to accept bookings for 60 nights per calendar year. Private rooms are not affected by these automated limits in Amsterdam.

What are the automated limits and how do they work?

From the spring of 2017, we will be limiting entire home listings in Amsterdam to a total of 60 nights of bookings each calendar year. Once you have 60 nights of confirmed bookings, you will not be able to accept any more bookings for that year - but you will be able to accept bookings for the next calendar year.

Does that mean that my data has been shared with the city of Amsterdam?

The protection of our users’ personal data is and remains a priority for us. We are introducing a product change which will automatically apply a booking limit to entire home listings in Amsterdam. We have not automatically shared the personal data of our users with the City of Amsterdam in connection with this product change. Users who submit the Exemption Form in order to request to be exempted from or remove the booking limit in relation to their listing will, as part of that process, have to agree for certain data about them (including their listing address) to be shared with their local authority, other government bodies, regulatory or law enforcement authorities and/or courts.

I have several apartments in Amsterdam. Does this apply to all of them?

This applies to all entire home listings in Amsterdam. The Amsterdam private vacation rental rules only allow you to rent out your primary home and only if it remains your primary home. Please contact the city if you have questions about their private vacation rental policy.

Is my listing going to be deactivated / unlisted if I do not follow the rules?

Entire home listings will not be able to receive bookings for more than 60 nights per calendar year, unless you provide the relevant representation by which you represent that you have permissions which allow you to share your home beyond this. Once you receive 60 nights of bookings your listing will be limited to only allow bookings again from 1 January the following year.

What happens to existing bookings that I have for next year?

The introduction of the automatic limit will not alter or cancel existing bookings that you have already accepted for 2017.

Will my listing be deleted?

No, your listing will not be deleted. It will not be not be eligible for bookings after you have reached 60 nights in the calendar year. You will only be allowed to take bookings for the next calendar year.

I have permission to host for more than 60 nights a year. How do I keep my listing open to bookings?

If you have permission to host beyond the annual limit in relation to your listing, you may ask for the automatic limit not to be applied to your listing or (if you have already accepted bookings totalling 60 nights for the calendar year) for the limit to be removed, by completing the Exemption Form. Once you have submitted the fully completed Exemption Form in relation to your listing and you have successfully gone through the process, you will no longer see the nights counter in Manage Listing and the automatic nights limit will not longer apply to your exempted listing.

I have listings in markets other than Amsterdam, are they affected by this too?

This update is an Amsterdam-specific measure. For your listings outside Amsterdam, you should check the relevant Responsible Hosting page and any information emails you receive.

We want to help ensure that home sharing grows responsibly and sustainably, and makes Amsterdam’s communities stronger.

I have a bed breakfast or rent less than 40% of my home, but I list it on Airbnb as an Entire Home. Why am I not allowed to accept bookings for more than 60 nights per year?

If you have a listing for an entire home, you can only accept bookings for 60 nights per calendar year. The City of Amsterdam explains its bed breakfast policy on this page. The City explicitly states that a bed breakfast is a part of an entire home, it is not an entire home. Also, a notification of a bed breakfast with the City does not equal an authorization from the City. The City can carry out inspections at all times to ascertain that you follow the rules.
