We welcome you to stay in our self contained studio, positioned on the ground floor of our home. The 1x bedroom studio features kitchen, bathroom, living space with aircon, an outdoor courtyard & roadside parking. It has its own private access, seperate from the main house entrance. If you’re concerned with noise, this perhaps isn’t the place for you as our living room is directly above the studio. We have a young family & 2 dogs who can be noisy at times. Generally from 8pm to 7am it’s quiet.

Within half an hour you can be at the beautiful beaches of Mt Maunganui & Papamoa or enjoying the tourism Mecca of Rotorua A 1650 hectare all terrain playground is five minutes away, offering a range of activities. Auckland is a 2.5 hour drive away or a 30 minute flight.

Studio has high ceilings, double glazing, heat/air con pump. 200 metres to beach, 1.2 km to Fashion Island & Papamoa Plaza, easy 15-20 min walk via reserve with walking/cycling tracks. 6 kms to Bayfair.
