There are two beds-one comfortable queen and a cozy twin; hardwood floors throughout; the kitchen has granite counters, new appliances and a raised eating bar; separate dining table and work desk; bathroom is fully tiled with a glass enclosed shower. Central HVAC.Two off-street parking spaces are yours, along with a shared fenced yard and a separate coded entry for security.

Guest House at Hummingbird Hill

Our small above-garage guesthouse on the New York-Vermont border is a retreat from busy life. The open floor plan, airy apartment has windows on all sides & overlooks woods & meadow. The guesthouse is ideal for those looking to get away from electronics and the internet (note: no Wifi), and hike and bike the area’s trails, and/or paddle the Battenkill River and area lakes. Or just sit on the deck with a book and cup of tea or glass of wine. Pets are welcome (we do charge a small fee for pets)!

Unique centrally located, peaceful country chalet between the Adirondack and Green Mountains on 60 acres. Starlink available if your phone doesn't work here. Near Lk George, Lk Champlain, & VT. Hike, fish, swim nearby. Air conditioners on the main floor for the summer months. Our 9120 watt solar array powers our property. During the cold months enjoy the wood stove. All wheel drive a must in winter. We have a spacious deck by the shared pool, pergola, and a shady deck by the stream.

Across from the historic Saratoga Race Course’s Franklin-Sullivan Place entrance, enjoy this little guest house with private off-street parking and amenities of a full house, just on a smaller scale! Walkable to east side bars and restaurants, Congress Park, a short drive from Skidmore College & SPAC. The walk to downtown is just under a mile. This stand alone cottage is a private retreat making for the perfect getaway. We have a firm no pets policy, except for licensed service animals.

Our independent Guesthouse can welcome 4 people and is located close to the main house on our peaceful 7 acres Park. It is the perfect place to relax after an active day. Located 3 min away from the Saratoga lake rowing, 10 min away from the track, downtown and casino, 7 min away from Saratoga Horse Shows and Saratoga Polo School, and 15 min from SPAC Concerts. It is also close to many restaurants (The closest one is 3 min away), gas stations and golf courses for your convenience.

Ripley's Point cottage of Cleverdale, east side of Lake George, ideally for two people, not suitable for groups or parties. A simple and cozy (yes it's small!) retreat to recharge and escape the hub bub of everyday life. Dock use includes swimming area, kayaks, canoe and dock furniture. No dock space available for guest boats. Local country store & post office available. 1 hr from Albany. 45 mins from Saratoga, 15 mins from Lake George Village. Hiking & biking trails nearby.
