Argyll Reserve Studio

We welcome you to stay in our self contained studio, positioned on the ground floor of our home. If you’re concerned with noise, this perhaps isn’t the place for you as our living room is directly above the studio. We have a young family & 2 dogs who can be noisy at times. Generally from 8pm to 7am it’s quiet. The 1x bedroom studio features kitchen, bathroom, living space with aircon, an outdoor courtyard & roadside parking. It has its own private access, seperate from the main house entrance.

A tidy residential area close to beach, suits couples/solo traveller/business. (1-2 guests max). 400m beach, 250m RSA, supermarket, gas station, P.O., local cafes and restaurants, inc Fife Lane. ATM's, bikes, pharmacy, t/aways, laundromat. HANDY BLAKE PARK, BAY OVAL (short walk), Mount/Omanu GOLF, Tauranga AIRPORT. 5 mins drive (2.5 k’s)/20 min flat walk along Maunganui Rd to main shops/restaurant/Pilot Bay or approx 45 mins walk via the beautiful beach. Perfect base for Rotorua & Hobbiton.

The Beach House

The Beach House is a perfect location for a weekend retreat. Gorgeous separate studio unit with kitchenette, ensuite and spacious living. Off street parking and an outdoor area to relax. A short stroll to Marine Parade beach and the popular Tay Street cafe. Only 2kms to Mount Maunganui township with boutique shopping, bars & restaurants. If exercise is your thing, enjoy a stroll around the Mount (Mauao) or for spectacular views, there are several tracks to the top to suit any fitness level.

‘A Stone’s Throw’ Papamoa Beach Studio, 200m>Beach

Modern Beach Studio with own ranchslider entrance; integral double garage separates Studio from main house. Door in Studio leads to garage (lockable from your side). If you wish to store anything you need to request this otherwise the door is also locked from garage side. Studio has high ceilings, double glazing, heat/air con pump. 200 metres to beach, 1.2 km to Fashion Island & Papamoa Plaza, easy 15-20 min walk via reserve with walking/cycling tracks. 6 kms to Bayfair. Quiet location.

Enjoy the best Papamoa has to offer in our comfortable private guest wing in a safe, quiet neighbourhood, a short walk from the beach. The guest wing is located down a hallway at one end of our home, separated by a screen and is for your exclusive use only. You will also have your own private entrance via the kitchenette. Whether you’re coming for a short beach break, event at nearby Baypark, or an extended stay, we’d love to welcome you.

Omanu Seaside Studio

One bedroom downstairs studio in a great location. Perfect for a work stay or a couple wanting to enjoy this beautiful area. Two minute walk to the beach or a short stroll to a cafe, dairy, takeaways and patrolled swimming area. Mount Main Street or Bayfair are also only a few minutes drive away. Open plan living and kitchen, separate bedroom and bathroom. Lounge opens onto deck and off street parking available.

Beach Studio

A modern studio located on Gordon Road. A stones throw from the beach/boardwalk and a few minutes walk or drive from Central Parade shops, New World, Fife Lane, Tay Street Cafe/Restaurant, Omanu Golf Course, Blake Park, Moa Park and Mauao. Whether you are looking to getaway or travelling for work, it's great place to relax and enjoy the best of the Mount.

Our newly refurbished self-contained guest suite has everything you need for a comfortable, relaxing break. The newly built deck is a perfect spot to enjoy your morning coffee in the sun! When our adult children flew the nest, we were left rattling around in a big house! We decided to convert the space for guests ....and "The Hylton" was born!
